---
A yield spread premium (YSP) is a form of compensation paid by mortgage lenders to brokers in exchange for originating loans at above-market interest rates. The borrower pays a higher rate; the lender pays the broker a fee as a percentage of the loan value; the borrower may receive a credit toward closing costs. Once widespread in pre-2010 mortgage origination, YSPs became highly regulated under the Dodd-Frank Act due to their role in incentivising brokers to steer borrowers into more expensive loans than they qualified for.

## What Is a Yield Spread Premium?

In mortgage lending, the "yield spread" refers to the difference between the market rate (par rate) at which a loan could be originated with no points and the actual rate charged to the borrower.

*Money flow in a yield spread premium transaction: the lender paid the broker a fee for originating a loan at above-par rate, which could be credited to the borrower's closing costs.*

- **Par rate**: The rate at which neither the lender pays points to the borrower nor charges points
- **Above-par rate**: A higher rate that generates a premium (the YSP) paid by the lender to the broker

**How it worked**:
- Market par rate: 6.5%
- Borrower's loan rate: 7.0% (0.5% above par)
- YSP paid to broker by lender: 1.0–2.0% of loan balance

On a $300,000 mortgage, a 1.5% YSP = **$4,500 paid to the broker**, which might be credited to the borrower's closing costs, pocketed by the broker, or a combination.

## Why YSPs Were Controversial

The YSP structure created a direct financial incentive for brokers to place borrowers in higher-rate loans than necessary:

![A $4,500 closing cost credit from a 0.5% rate increase on a $300,000 loan costs $36,000 more in interest over 30 years.](data:image/svg+xml,%3Csvg%20xmlns%3D%22http%3A%2F%2Fwww.w3.org%2F2000%2Fsvg%22%20viewBox%3D%220%200%20800%20210%22%20width%3D%22800%22%20height%3D%22210%22%20role%3D%22img%22%3E%3Ctitle%3EComparison%3C%2Ftitle%3E%3Crect%20width%3D%22100%25%22%20height%3D%22100%25%22%20fill%3D%22%23f8fafc%22%2F%3E%3Ctext%20x%3D%22230%22%20y%3D%2257.5%22%20text-anchor%3D%22end%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2214%22%20font-weight%3D%22600%22%20fill%3D%22%230f172a%22%3ECredit%20received%3C%2Ftext%3E%3Crect%20x%3D%22240%22%20y%3D%2225%22%20width%3D%2256.25%22%20height%3D%2255%22%20rx%3D%226%22%20fill%3D%22%232563eb%22%2F%3E%3Ctext%20x%3D%22308.25%22%20y%3D%2257.5%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2214%22%20font-weight%3D%22700%22%20fill%3D%22%232563eb%22%3E%244.5K%3C%2Ftext%3E%3Ctext%20x%3D%22230%22%20y%3D%22152.5%22%20text-anchor%3D%22end%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2214%22%20font-weight%3D%22600%22%20fill%3D%22%230f172a%22%3EExtra%20interest%20paid%3C%2Ftext%3E%3Crect%20x%3D%22240%22%20y%3D%22120%22%20width%3D%22450%22%20height%3D%2255%22%20rx%3D%226%22%20fill%3D%22%237c3aed%22%2F%3E%3Ctext%20x%3D%22702%22%20y%3D%22152.5%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2214%22%20font-weight%3D%22700%22%20fill%3D%22%237c3aed%22%3E%2436K%3C%2Ftext%3E%3C%2Fsvg%3E)

*A $4,500 closing cost credit from a 0.5% rate increase on a $300,000 loan costs $36,000 more in interest over 30 years.*

- A broker who placed a borrower in a 6.5% loan received no YSP
- The same broker placing the same borrower in a 7.0% loan received $4,500
- The borrower, often unaware of the par rate, had no way to know they were paying above the best available rate

This contributed to the subprime mortgage crisis, brokers were incentivised to originate high-rate loans, especially for borrowers with less financial sophistication. Many borrowers believed the closing cost credits they received were favours from their broker, not compensation for a higher rate they'd pay for the loan's entire life.

**The true cost of an above-par rate**:
- $300,000 loan at 6.5% vs. 7.0% (30-year fixed)
- Monthly payment difference: ~$100/month
- Over 30 years: $36,000 more in total interest
- vs. $4,500 closing cost credit received, a poor tradeoff for most borrowers who held their mortgage long-term

## Post-Dodd-Frank Regulation

The **Dodd-Frank Wall Street Reform Act (2010)** and subsequent [CFPB](https://www.consumerfinance.gov/) regulations dramatically restricted YSPs:

**Loan Originator Compensation Rule (2014)**: Prohibits broker compensation based on the loan's interest rate or other terms. Brokers must be paid the same regardless of whether they place a borrower in a 6.5% or 7.0% loan.

**Disclosure requirements**: Loan estimates (replacing the old Good Faith Estimate) now require lenders to disclose points and origination fees clearly, making rate-cost tradeoffs transparent.

**Restrictions on dual compensation**: Brokers may not receive both lender-paid compensation (YSP-style) and borrower-paid compensation on the same transaction.

While YSPs as traditionally structured are largely eliminated for broker-originated mortgages, the concept of rate-points tradeoffs still exists in a disclosed and regulated form.

## Rate-Point Tradeoffs Today

The legitimate, modern version of the YSP concept is the rate-point tradeoff:

![Three disclosed options on a modern Loan Estimate, from lowest upfront cost to lowest long-term cost.](data:image/svg+xml,%3Csvg%20xmlns%3D%22http%3A%2F%2Fwww.w3.org%2F2000%2Fsvg%22%20viewBox%3D%220%200%20800%20149%22%20width%3D%22800%22%20height%3D%22149%22%20role%3D%22img%22%3E%3Ctitle%3ETimeline%3C%2Ftitle%3E%3Crect%20width%3D%22100%25%22%20height%3D%22100%25%22%20fill%3D%22%23f8fafc%22%2F%3E%3Cline%20x1%3D%22166.66666666666669%22%20y1%3D%2255%22%20x2%3D%22633.3333333333334%22%20y2%3D%2255%22%20stroke%3D%22%23cbd5e1%22%20stroke-width%3D%223%22%2F%3E%3Ccircle%20cx%3D%22166.66666666666669%22%20cy%3D%2255%22%20r%3D%2224%22%20fill%3D%22white%22%20stroke%3D%22%23cbd5e1%22%20stroke-width%3D%222%22%2F%3E%3Ctext%20x%3D%22166.66666666666669%22%20y%3D%2260%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2215%22%20font-weight%3D%22700%22%20fill%3D%22%230f172a%22%3E1%3C%2Ftext%3E%3Ctext%20x%3D%22166.66666666666669%22%20y%3D%22101%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2212%22%20font-weight%3D%22600%22%20fill%3D%22%230f172a%22%3ELender%20Credit%3C%2Ftext%3E%3Ctext%20x%3D%22166.66666666666669%22%20y%3D%22119%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2210%22%20fill%3D%22%2364748b%22%3E%2B%243%2C000%2C%207.0%25%20rate%3C%2Ftext%3E%3Ccircle%20cx%3D%22400.00000000000006%22%20cy%3D%2255%22%20r%3D%2224%22%20fill%3D%22%232563eb%22%20stroke%3D%22%232563eb%22%20stroke-width%3D%223%22%2F%3E%3Ctext%20x%3D%22400.00000000000006%22%20y%3D%2260%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2215%22%20font-weight%3D%22700%22%20fill%3D%22white%22%3E2%3C%2Ftext%3E%3Ctext%20x%3D%22400.00000000000006%22%20y%3D%22101%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2212%22%20font-weight%3D%22600%22%20fill%3D%22%230f172a%22%3EPar%20Rate%3C%2Ftext%3E%3Ctext%20x%3D%22400.00000000000006%22%20y%3D%22119%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2210%22%20fill%3D%22%2364748b%22%3E%240%2C%206.5%25%20rate%3C%2Ftext%3E%3Ccircle%20cx%3D%22633.3333333333334%22%20cy%3D%2255%22%20r%3D%2224%22%20fill%3D%22white%22%20stroke%3D%22%23cbd5e1%22%20stroke-width%3D%222%22%2F%3E%3Ctext%20x%3D%22633.3333333333334%22%20y%3D%2260%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2215%22%20font-weight%3D%22700%22%20fill%3D%22%230f172a%22%3E3%3C%2Ftext%3E%3Ctext%20x%3D%22633.3333333333334%22%20y%3D%22101%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2212%22%20font-weight%3D%22600%22%20fill%3D%22%230f172a%22%3EDiscount%20Point%3C%2Ftext%3E%3Ctext%20x%3D%22633.3333333333334%22%20y%3D%22119%22%20text-anchor%3D%22middle%22%20font-family%3D%22system-ui%2C-apple-system%2Csans-serif%22%20font-size%3D%2210%22%20fill%3D%22%2364748b%22%3E-%243%2C000%2C%206.0%25%20rate%3C%2Ftext%3E%3C%2Fsvg%3E)

*Three disclosed options on a modern Loan Estimate, from lowest upfront cost to lowest long-term cost.*

- Borrowers can **pay discount points** (upfront fees) to buy down the interest rate
- Conversely, borrowers can accept a higher interest rate in exchange for **lender credits** toward closing costs

This is disclosed on the Loan Estimate and is a transparent choice:

| Option | Rate | Points/Credits | Monthly Payment | 5-Year Cost |
|---|---|---|---|---|
| With 1 point paid | 6.0% | Pay $3,000 | $1,799 | $110,940 |
| Par rate | 6.5% | $0 | $1,896 | $113,760 |
| With lender credit | 7.0% | Receive $3,000 | $1,996 | $119,760 |

Borrowers who plan to sell or refinance within a few years often benefit from taking the higher rate in exchange for the closing cost credit, the reduced upfront cost outweighs the higher monthly payments over a short horizon. Long-term holders benefit from paying points to lower the rate.

## Yield Spread in Bond Markets

"Yield spread" also refers to the difference in yield between two bonds, typically a corporate bond and a comparable-maturity Treasury. This is a completely different usage:

- If a 10-year Treasury yields 4.0% and a corporate bond yields 5.5%, the yield spread is 150 [basis points](/blog/basis-points) (1.5%)
- This spread compensates investors for credit risk

See our guides on [weighted average maturity](/blog/weighted-average-maturity) and [bond issued at par](/blog/bond-issued-at-par) for how bond yield spreads are analysed.

## Conclusion

Yield spread premiums represented the hidden conflict of interest in pre-financial-crisis mortgage origination, brokers were paid more for placing borrowers in higher-rate loans. Post-Dodd-Frank regulations largely eliminated this structure, requiring transparent compensation and prohibiting rate-based broker incentives. For borrowers today, the relevant concept is the disclosed rate-point tradeoff: understanding your breakeven horizon helps you decide whether to pay points, accept par rate, or take lender credits toward closing costs based on how long you plan to hold the loan.
